Board of Directors Meeting
January 9, 2002

Meeting called to order at 7:00 pm

Attendance:
President- Wally Sa’d
Vice President- Dan Taddei
2nd Vice President- Matt Fultz
Treasurer- Mark Bozik
Secretary- Cari Podolak

Reviewed minutes from December 2001 and approved.

Treasurer’s Report
Annual Report registered with the Secretary of State $5.00.

Bill Griffith printing bill for assessment letters $87.57. Need to make sure we weren’t double charged by Villa Management.

Wally to ask Villa Management for Legal fee breakdown and status of where the case is.

Received a Villa Management bill for $423.80. Breakdown:
$250 monthly fee
$38.89 printing
$134.91 postage
$0 misc.

Old Business

Villa Management Contract
Board reviewed contract for Villa Management. Contract is up May 31, 2002 and is automatically renewed if they do not receive at least 60 days notice. We need a list for proposals from other companies.

Wally Sa’d to call Steve at Villa Management about monthly reports. Will also inquire about a letter to the homeowners announcing the Board.  The Board would also like copies of the approved permits for the community.

Landscaping bids for April start. (Mark will arrange.) Include in contract: West Berm mowing along Butterfield Road Also discussed changing occurrences or height on grass to reduce costs

Pond/Park site
The Park District will not take the park area over until Fall 2002 from Centex. The Board should not take responsibility until it is developed and Centex gives it to the Park District. The lake is still in question and will be decided by the Park District when they get the park area dedicated to them. If the Park District does not take the lake/pond area the Board needs to start putting money towards the future expense of the Lake.

New Business

Reviewed a fence application. Approved. As long as fence applications have the standards for our subdivision they will be approved.

Wally will talk to Centex about setting up a BBQ for the subdivision for Summer Party possibly sponsored by Centex.

Wally will find out who is on the board for the townhouse association so we can possibly have a joint meeting. They may have the same concerns and questions that we are dealing with.

Next board meeting Wednesday February 6, 2002. 7:00pm at Mark’s house.
