Board of Directors Meeting
December 4, 2001
Meeting called
to order at 7:10 pm
Attendance:
President- Wally Sa’d

President’s
Report:
Wally
Sa’d received Sprinkler System Control booklet. Mark Bozik will
copy it and put it by the unit for future reference.
Received a call
about grass dying. Wally Sa’d forwarded the homeowner to Winters
Landscaping and Centex Homes. It is a warranty issue.
Treasurer’s
Report:
The Board
received a Com Ed bill for $ 88.51. Mark Bozik approved it and sent
it off to avoid late penalties.
Received a Villa
Management bill for $374.00.
Breakdown:
$250 monthly fee
$100.15 printing
$18.22 postage
$5.99 misc.
The Homeowners
Association received $1000.00 back from the Mitchell Rd. entrance
Landscaping fees.
Board motioned
and approved for utility bills to be approved by the Treasurer to
avoid penalties from late payments.
Open Discussions:
Villa Management
Contract: Board reviewed contract for Villa Management. Contract
is up May 31, 2002 and is automatically renewed if they do not receive
at least 60 days notice. We need a list for proposals from other
companies. Wally
Sa’d to call Steve at Villa Management about monthly reports. Will
also inquire about a letter to the homeowners announcing the Board.
The Board would also like copies of the approved permits for the
community.
Winters Landscaping:
Sprinkler system was winterized. Landscaping bids for April start.
(Mark will arrange.) Include in contract: West berm mowing along
Butterfield Road. Also discussed changing occurrences or height
on grass to reduce costs
Pond/Park
site: Wally Sa’d will talk to Centex about who is paying for
the park site. (Centex/Village). Mark Bozik checking with the Park
District to see if they will maintain the park area and lake. Also
looking into who will pay for the lake maintenance.
Committee
Ideas: Landscaping, architecture, entertainment, newsletters.
Ideas will be discussed at the next Board meeting. A
sign for the minutes was discussed for the community to know what
is going on.
